The Stages of a Commercial Lighting Project

The Paid Lighting-Level Assessment

Commercial and HOA work begins with a paid assessment of the light levels across the property. A dedicated professional walks the grounds, measures existing conditions at walkways, parking areas, entrances, and other key points, and documents where the levels fall short. The assessment produces a clear record of current conditions and provides the data needed to scope the project accurately.

The Lighting Plan & Written Estimate

After the assessment, Blue Hour Lighting prepares a lighting plan and a written estimate. The plan shows every proposed fixture location and aiming direction, fixture type and wattage at each position, transformer locations and cable paths, and the number of lighting zones the plan requires. Both documents are delivered for review before any work moves forward.

Scope Approved, Agreement Signed

Nothing is ordered, and nothing is installed until the scope is approved and the agreement is signed. From there, fixtures are ordered, and an installation date is scheduled.

Installation

The crew confirms fixture locations, equipment, and zones against the approved plan before ground is broken. Low-voltage cable is run in narrow trenches, generally about six inches deep, with routes planned around irrigation lines, established planting beds, and major root zones.

Sod is cut and replaced carefully. Established beds are worked by hand, and mature trees are given clearance to avoid disturbing major roots. On existing hardscape, the team can core drill to recess fixtures or route wiring through masonry joints. Fixtures near walkways and parking areas are located with snow removal in mind, and transformers are mounted above anticipated snow levels.

Final Fixture Adjustment

Every fixture is adjusted during the installation. Each light is positioned and fine-tuned so the intended features are lit, glare and light spill are kept down, and the system performs as the plan intended before the work is called complete.

Professional-grade LED fixtures

Path lights, step lights, and other fixtures in durable brass, copper, or stainless steel, specified for the conditions of the property.

Transformer setup and wiring

Properly sized transformers, direct-burial low-voltage cable in the required wire gauge, and outdoor-rated waterproof connectors.

GFCI-protected outlet

Provided as part of the project where no properly protected exterior outlet is available for the transformer.

One-year workmanship warranty

Included with every installation.

Lighting-level documentation

Lighting-level records can be provided for review and filing.

Maintenance After the Installation

Regular maintenance keeps a commercial lighting system performing as designed. Every installation carries a one-year workmanship warranty from Blue Hour Lighting. After the warranty year, commercial properties can arrange a maintenance contract with up to four visits a year. Each visit covers the following:

Fixture adjustment

Fixtures affected by plant growth are straightened and adjusted for proper beam spread and angle, and lenses are cleaned.

Bulb check

Every bulb is verified as operational, and replacement bulbs are billed separately.

Corrosion protection and wiring

Dielectric grease is applied where applicable to prevent corrosion, and if a wire is cut, a full wire-run replacement is attempted at an additional charge.

Controls and transformer settings

Control modules, timers, and photocells are tested, time clocks are reset, and transformer settings and system integrity are verified.

Many services and repairs can be completed in a single visit with the tools and equipment the team carries, and materials are billed separately. Blue Hour Lighting also provides landscape lighting maintenance and repair for properties with existing systems, including those originally installed by other providers.
