Landscape Lighting Maintenance Plans

Blue Hour Lighting maintains and repairs landscape lighting systems for residential and commercial properties. A maintenance plan is structured around two on-site visits a year. Each plan can be customized to the property, the number of fixtures, the zones in place, and the conditions the system faces across four seasons.

Common Problems on Older Lighting Systems

Over time, an outdoor lighting system develops problems that reduce its output and coverage. Outdoor lighting fixtures go dark, and entire runs dim. Lights that once highlighted architectural details or focal planting no longer land on their target as the landscape matures around them. Common causes of dark fixtures and dim runs on an older system include:

Improper wire size:
Cable that was not gauged correctly for the length of the run causes voltage to be reduced at the far end, leaving fixtures noticeably dim.

Poor connections: 
Wiring joints that were not properly made lose reliability over time, causing sections of the system to go dark or perform inconsistently.

Overloaded circuits:
Too many fixtures on a single circuit draw more than the transformer was sized to deliver.

Transformer failure:
The transformer stops functioning or delivers inconsistent output to the fixtures it serves.

Scheduled maintenance visits give the team a regular look at the system, so these problems can be found before they compound.

The One-Year Workmanship Warranty & the Optional Plan

Every landscape lighting installation from Blue Hour Lighting includes a one-year workmanship warranty. Maintenance is separate and is not included during that first year.

After the warranty year, an optional maintenance plan is available. Each spring and fall visit covers the following, with materials billed separately:

Commercial properties can arrange maintenance contracts with up to four visits per year, and plans can be customized to the property’s schedule and conditions.

The Stages of a Maintenance Plan Year

On a residential plan, exterior lighting maintenance follows these stages each year, once the one-year workmanship warranty that follows every installation process has ended. Regular maintenance keeps each system performing as designed.

Booking the Plan After the Warranty Year

A maintenance plan begins whenever the property owner chooses. The system is reviewed, and a plan suited to the property's scope and conditions is recommended.

The Spring Visit

The first of two annual visits falls in spring, after the winter months. The system is checked and adjusted for the growing season.

The Fall Visit

The second visit falls in fall, ahead of the months when the lighting system does the most work. Shorter days mean lighting scheduled to come on at dusk runs for more hours each evening.

Repairs Between Visits

The checks made during the spring and fall visits help catch developing issues early. When a fixture, connection, or transformer stops working between those visits, the issue is addressed as a separate service call. Many repairs can be completed in a single visit with the tools and equipment the technicians carry on site.

Outdoor landscape lighting is maintained through an optional plan that brings the team to the property twice a year, in spring and fall. Each visit keeps the lighting system functioning as intended and adjusts the design as the property changes. Weather, seasonal growth, and normal outdoor conditions can affect fixture alignment, lamp performance, wire connections, and the overall balance of the design.

When a transformer fails, every fixture it powers goes dark at the same time, so a whole section of the property loses its lighting at once. A single dark fixture or one dim run usually points elsewhere, to a lamp, a connection, or the wire. A service visit verifies the transformer’s settings and the system’s integrity to confirm the cause before anything is replaced.

Landscape lights with LED lamps can often run for years between lamp changes, since the lamps are rated for tens of thousands of hours. A fixture’s service life depends partly on its material. Brass, copper, and stainless steel offer greater resistance to weather and can last longer than cast aluminum. Many fixtures also carry lifetime factory warranties, although coverage varies by product. Circuit design plays a part as well, since a poorly planned circuit can shorten fixture life.

A color shift on the fixtures farthest from the transformer can be a sign of voltage drop. When current travels through cable over distance, the voltage available at the far end of the run is reduced. A poorly designed circuit can affect color consistency as well as light output. An evaluation of the run, the circuit layout, and the transformer load identifies where the drop occurs and what change is needed.

Lights that switch on or off at the wrong time point to the controls, such as the time clock, the photocell, or the control module. A photocell switches the lights by reading the surrounding light level, so one that is shaded or placed near another light source can take a false reading. A fixed time clock falls out of step as the days lengthen and shorten, and schedules can be set to adjust for the season.

Fixtures can be added when the original design and its electrical capacity allow for expansion. A transformer’s load is kept under approximately 80 percent of its rating. A transformer sized correctly for the original installation may need evaluation once more fixtures or zones are planned. Larger properties may require more than one transformer, each placed near the area it serves to keep cable runs short.

Yes. For a system that is not fully LED, upgrading reduces energy use, lowers heat output, and significantly extends lamp life. Modern LED fixtures are also more tolerant of voltage variation than older halogen systems. Blue Hour Lighting provides upgrades and additions as well as service. An upgrade is a good time to review fixture placement that no longer suits the property as its planting has matured.

Service calls outside the maintenance agreement, such as a repair needed between scheduled visits, are billed on a time-and-materials basis. Wiring, controllers, and fixtures that need replacing receive an estimate before any replacement goes ahead. When a scheduled maintenance visit needs no materials, no additional charges are billed.
